Pro-rata rates - keeping it simple

Although Rose Cottage sleeps 10, it's great for smaller groups and couples, especially out of season. All our base rates are now for just 4 guests, with each additional person costing £50 pppw. Children under 2 in the travel cot are free (bring your own linen).

Availability for the following year is released in June - the holiday house is popular so early booking is recommended. Contact us if you want reminding as soon as next year is live.

Terms & Conditions

The (not so) small print

All holidays at Rose Cottage start on a Friday, avoiding weekend traffic. Rental prices are fully inclusive of:

  • Traditional Cornish cream tea on arrival (homemade jam, scones & clotted cream)

  • Linen and towels (bring beach towels)

  • Gas and eletricity

  • Wi-Fi (ultrafast fibre)

  • Logs & coal for the woodburner

  • All booking & credit card fees

Rental Payment

  • A deposit of 25% of the holiday cost

  • The balance is payable 8 weeks before the arrival date

  • Payment can be made online via credit card, or by bank transfer (preferred)

Cancellations + Covid-19

If you need to cancel for any reason, we charge 20% of the holiday booking / £150 minimum per week administration & remarketing fee (whichever is the greater). Provided we are notified 8 weeks before your arrival date, we will refund your deposit less 20% of the holiday booking / £150 per week booked. Within 8 weeks of your arrival, the full rental is due (unless of course we can relet the property which we will try and do). If we can relet Rose Cottage, then the administration and marketing fees are still due.

If guests are unable to travel due to illness, or any local travel restrictions imposed from their own home, then all rental fees are due; guests are advised to have travel insurance to cover such eventualities. If guests are unable to travel to Rose Cottage due to national restrictions, or local restrictions within Cornwall, then guests can either rebook or have a refund. 

 

The only house rules are

  • Please bring your own beach towels

  • Smokers are kindly asked to do so outside and not leave any mess

  • Regretfully, pets are not invited (two of our family are allergic to fur I'm afraid)

  • No all male / female groups

  • Please don't park in the driveway on changeover day between 10am and 4pm to allow the housekeeper time to clean

 

For the little people & bigger children

  • A high chair, a children's chair and travel cot (at no extra cost)

  • A table tennis table in the garage

  • Rose Cottage has a great garden for exploring and having mini-adventures

  • Bring your own windbreak, wetsuits, buckets, spades & body boards (but there's usually a few left behind in the garage)

  • Be aware, the rear garden has some big steps, and a few steep drop-offs

Please note, the staircase inside is too narrow to accommodate stair gates (either at the top or the bottom) and the steps up to the front of the house have a very low wall. Guests are responsible for their own safety whilst renting the property. 

 

Pricing

We try to be competitive with other local properties. We don't charge booking fees and there are no other hidden costs in your holiday (for example, you won't need to keep a stash of £1 coins for an electricity meter!) 

 

Parking

You can park two cars on the driveway, and a third in the garage if necessary (mind the table tennis table)
